Living Room Renovation
Part 1
There are many steps and stages to a design project.
It's not a 1-size-fits-all solution. I work at YOUR pace.
At the same time, I can complete a room refresh lightning fast !
There are clients that know EXACTLY what they want and simply need
guidance, direction & someone to help them implement the plan.
Others are not quite sure, so we go step-by-step.
Guidance and direction means something different to each person.
When I say they know what they want, I mean, do they simply want decor ONLY
or are they open to a room/home refresh and even a renovation ?
This is step 1. The video shows my ideas and the possibilities for this room
as a whole, before any decor is even added.

Bookcases & built-ins are loved by potential buyers. The goal is obviously to showcase and feature the cabinet while highlighting the possibilities. I always prefer simplicity, neutrals and a modern take. However, I'm also a big believer in mixing different styles and layering everything to create a warm, cozy home. My goal is to always layer & avoid the trap of "matchy matchy" furniture and decor (if at all possible).
FIREPLACE (listing/staging):
If budget was no object, I would have painted all the brick a bright color & likely left the mantle brown wood. I painted the mantle white. The mirrors utilized for staging purposes were already in the home & were originally gold. I painted the mirrors, fireplace tools & screen a metallic silver. It shows potential buyers a more modernized, brighter version of a rather traditional fireplace. Since that time, the brass / gold fixture look is actually making a comeback.

AFTER
This BEFORE photo is an old traditional bathtub/shower combo that included an older version of subway tiles that over time truly did NOT hold up.
This bathtub/shower was turned into a beautiful walk-in shower. Marble from floor to ceiling & includes a shower bench and built-in soap dish. It's finished off by a beautiful all-glass enclosure with a single-entry door.
Chrome fixtures throughout including a stylish, sleek safey bar.
Safety bars do not have to look like they came from a sterile hospital environment. There are many modern options to choose from.
HOME EXTERIOR:
The exterior of this home was dated with a brown roof, shutters
and trim.
Paint is your easiest fix (frequently).
A new black roof, black paint on the shutters & address numbers as well as a solid cream color around the front door truly brighten and modernize the entire home.
Power-Washing the driveway and exterior is the perfect finishing touch & I encourage everyone to power-wash regularly.
**Update** The Front Door is also now a black semi-gloss
(easier to clean & wipe off debris from the outdoors)
Furniture
Refresh
A solid wood chest of drawers included in this bedroom renovation / update created a beautiful piece that was also practical while offering additional storage.
These solid wood nightstands were well-made, however, dated and needed a refresh.
Metallic silver paint truly modernizes the look and created a brighter, softer aesthetic.
Next, we will need some wall art for this tranquil bedroom.
